No. League city does not own the land within the westside study area. This land is privately owned.

The Westside Master Plan study area is approximately 5,000 acres and includes mostly undeveloped land spanning north of FM 517 and south of League City Parkway over to the western League City limits and through the western boundaries of the Samara and Pedregal developments.

Yes. This is a City-led project, spearheaded by The City's Development Services Department. We are collaborating with other City departments, landowners, developers and residents to provide a roadmap for sustainable development.

Landscape Architects are preparing design guidelines alongside City staff directors, to encourage thoughtful and creative ways of promoting sustainable park development for passive and active green spaces throughout the west side of League City.

The draft land use plans will use the City's Master Mobility plan as a guiding document which indicates the need for and general locations of major roadways, throughfares, and anterior roadways throughout the Westside of League City.

As a part of the Westside Master Plan Study, a high-level analysis of the drainage systemin the area will be incorporated into the final report and the Future Land Use Plan.

All new development will be required to follow the League City's drainage standards.

The Grand Parkway Segment B is tentatively set to begin construction in 2027 and be open in 2031. This is subject to change by TxDOT.

The current zoning district is Residential Single Family (RSF-7) This means it allows for the development of single family lots within a minimum square footage of 7,000 as well as parks and recreation facilites, public facilites and religious facilites.

Over the past few years, the City's westside has seen steady, continuous growth and the impending Grand Parkway segment B project, it is anticipated that League City will continue to rapidly develop over the next few decades.

League City is taking a proactive approach on this future development by providing a roadmap to positively impact the City's existing residents. This project will help the City plan for appropriate infrastructure, encourage high-quality commercial expansion, and promote open space for a sustainable environmental impact.

Yes. Early November we will hold a public meeting and present a draft of land use plan options. Early in 2025, there will be opportunities to provide feedback on Planning and Zoning and City Council public hearings. We will update this League City Listens page with updates on dates and times for community engagment.

Once the Westside Master Plan is complete, it will be used as a guiding document for future development in the area. It will help City staff, the Planning and Zoning commission, and City Council make informed decisions regarded proposed development to ensure the residents' and City's goals are met.
